Oakville

Oakville is often ranked one of the best places to live in Canada. It has good schools, pretty streets, and easy GO Train access to Toronto. The downtown area is walkable and full of local shops and restaurants. Older areas like Old Oakville and Bronte Village have charming homes near the water. Newer areas like North Oakville have more modern homes at slightly lower prices. Sheridan College's biggest campus is also here.

Burlington

Burlington is at the western tip of Lake Ontario. It has a small-city feel but still connects easily to Toronto and other cities. It is one of Canada's safest cities and has great parks, including Spencer Smith Park and the Royal Botanical Gardens. Hamilton

Hamilton used to be known mainly for its steel industry. Now it's known for its art scene, food, and fast growth. Areas like James Street North, Locke Street, and Corktown have changed a lot in recent years. McMaster University brings a young crowd to the city. For investors, Hamilton has some of the best rent-to-price value in GTA West. For buyers who can't afford Oakville or Mississauga, Hamilton offers real character at a lower price. The LRT expansion is expected to boost property values along its route.

Guelph

Guelph is one of Ontario's most livable cities. The University of Guelph gives it a smart, active population and a strong rental market. The downtown has stone buildings, the Speed River, local shops, and great food. Guelph is a bit farther from Toronto, which keeps home prices lower and gives the city its own identity. It’s important to think about the quality of local schools and the general character of neighbourhoods when buying a home. Floors can always be updated. By working with a local expert, you’re ensuring your family will find its best possible landing spot.

I would say people really underestimate the cost and time of commuting. This can add hundreds of dollars per month to your expenses that could have otherwise gone towards your mortgage affordability. Make sure you really factor for that because it might make more sense to stay closer to work or where you are now. But, if you’re really looking for more home, then it’s time to cast a much wider net.

This will highly depend on the municipality you’re buying in and the lawyer you are using to conduct your closing. For example, did you know Toronto has a second land transfer tax? There are pros and cons. Think about a home that’s nearly 20 years old and all the systems need to be replaced. Now, think of a home that’s 50 years old and everything has been updated. It might actually make more sense to buy the older home. Younger isn’t always better!

It’s important to consider your timeline because the entire process, from start to finish, typically takes about 10 to 12 weeks. Most people need about 3-5 weeks to gather documents, connect with an agent and find the right home. The rest of the time is usually waiting for closing which can take anywhere from 30-120 days.
